There are tons of ways to find deals such as paid data sources or agents, etc. However, for those that are either just getting started and/ or may not have the capital to leverage on these lead sources... I'd like to share the most cost-effective way to find deals that I personally use and ended up acquiring my first multifamily property which is --the driving for dollars approach.

All you need is a car to drive to get there and your phone to call and follow up with the owner!
