How to Achieve High Growth and Scale in Your SA Business, Interview with David Hargreaves Growth Guru Part 2
‘You’ve got to be abundance and goal-focused’  In the second part of Rachels’ interview with David they look at the processes and systems that need to be in place for a business to be successful.  They discuss the minimum size a serviced accommodation business needs to get to in order to be able to survive and thrive and what sorts of input and support will facilitate effective growth and scale.  This episode raises some really interesting points for any serviced accommodation entrepreneur and provides some great advice on how you can move forward effectively in the serviced accommodation space. Listen in and enjoy.     KEY TAKEAWAYS  The start-up loan company is a government organisation. We typically ask for £10,000 to begin with followed by a top-up of around £5-8k further down the line.  We have coaches and mentors across the UK,  this means they are able to offer tailored advice for specific areas such as London.  We directly provide financial management and routes to market.  If we don’t advise on a particular area then we can put people in touch with someone with the right knowledge and expertise.  We help people with LinkedIn and Google. when you get your profile right on LinkedIn then people will start coming to you.  We are in a red ocean marketplace – there are a lot of sharks in the water. Within the next year, lots of smaller companies will go out of business.  You need to get to a minimum size so you are running a genuine business – one that can operate day to day without your involvement.  If someone is seriously interested in growing and thriving then we are able to offer the tools to help them survive.    BEST MOMENTS  ‘We help people with LinkedIn and Google. when you get your profile right on LinkedIn then people will start coming to you’  ‘Within the next year, lots of the smaller companies will go out of business’  ‘In the real world, there is no difference between building an online or real-world business’  ‘It’s about teams, culture, finance and the operations every business needs’     VALUABLE RESOURCES  The Property Regeneration  Show podcast  David Hargreaves LinkedIn     ABOUT THE HOST  Rachel enjoys orienteering with her husband, swimming or playing the Ukulele in her  spare time. she has over 11 years’ experience in the construction industry delivering  projects up to £300 million within budget, time and quality; therefore, the agreed return on  capital employed     CONTACT METHOD  You can contact Rachel Gros on  contact@propertyregeneration.co.uk   07495 451127    See omnystudio.com/listener for privacy information.

How to Achieve High Growth and Scale in Your SA Business, Interview with David Hargreaves Growth Guru Part 1
‘I do this to help entrepreneurs to be able to scale their businesses effectively and efficiently’  Rachel is in conversation with David Hargreaves from Growth Gurus who supports high growth and scalable property businesses and very specifically the niche of support for serviced accommodation businesses across the UK.  People spend considerable money on training in preparation for their serviced accommodation businesses and as a part of this are often told they can start a business with no money down but in this episode, David explains why that’s not viable when you are trying to scale and grow a serviced accommodation business that will be both successful and sustainable. If you want to know how and why using other people’s money speeds up the progress of your business then listen in now.     KEY TAKEAWAYS  When you financially model the difference between an OTA led SA business and one that is Google led the difference is stark.  We give businesses money at low-interest rates when we are satisfied they know what they are doing and have the right mindset.  When completing our due diligence, the mindset of the potential client is key. Most clients when they come to us don’t have an operational plan.  We build a business plan and a financial model with our clients and this is often a stark change from what they have been doing previously.  We also help with validation; people spend considerable amounts of money on training but don’t do the correct research to find out if there is a market in the area they have chosen to build their business in.  It’s difficult to achieve a good profit from OTA you need to have your own website with a Google focus.  The vast majority of business owners fall off a cliff within a couple of years because they don’t have the right support.  Our service combines all the disciplines to ensure that entrepreneurs can maximise their opportunities and avoid the common pitfalls of a growing business.  There are people running their businesses in their free time because they are under capitalised. If people have the right finance in place they can develop their businesses properly.  If you have the working capital you can outsource and focus on what makes the difference.  Using other people’s money massively speeds up the progress of your company.        BEST MOMENTS  ‘A lot of the dealers focus too much on online travel agents’  ‘Trying to do it part-time is just crazy!’  ‘It is easy to build a business and easy to mess up a business’  ‘With smaller companies, we can sort out finance that means they can stop focusing on the minute detail’     VALUABLE RESOURCES  The Property Regeneration Show podcast  David Hargreaves LinkedIn     ABOUT THE HOST  Rachel enjoys orienteering with her husband, swimming or playing the Ukulele in her spare time. she has over 11 years’ experience in the construction industry delivering projects up to £300 million within budget, time and quality; therefore, the agreed return on  capital employed     CONTACT METHOD  You can contact Rachel Gros on  contact@propertyregeneration.co.uk  07495 451127 See omnystudio.com/listener for privacy information.

Property and Mindset Getting the Balance Right - Interview with Nick Warburton Property Professional & Certified Psy-TaP Therapist – Part 2
Nick Warburton is passionate about mindset and people being the best they can be. Through his experience of education and coaching, he saw the opportunity to assist people with overcoming their psychological issues. Many people now suffer from anxiety, stress or panic attacks which create barriers and prevent them from being the best they can be.  Nick trained and became a Certificated Psy-TaP practitioner, which enables him to treat people with a very rapid and effective method.  He explains in this second part of the interview how Psy-TaP deals with the root of the trauma separating emotions and altering responses, listen in to hear more.      KEY TAKEAWAYS  What benefits are there of Psy-TaP over traditional treatments?  The NHS treatment pathway is usually medication, counselling and CBT  Medication is a holding point, it does not cure you, Counselling and CBT have been around for a long time but are not that effective.  Counselling is often 3 days of pain;  - The day before is worrying about the counselling session.  - The session can be painful as it often involves revisiting events that caused anxiety and stress.  - The day after the session can also be painful because of the previous 2 days of   pain.  Psy-TaP is a very different method that alters the neuro pathways - the wiring inside the brain.  It’s not hypnosis, it’s not NLP it’s something very different.  We don’t put a sticking plaster over things, we don’t sidestep from things, we actually deal with the root of the trauma.  We separate the emotions from the trauma because it’s your emotions that drive your responses.  It’s about getting in there, putting it right and then the person being able to get on with their life.     BEST MOMENTS  ‘If you are no better after 16 months then it’s not working’  ‘We are known as Psy-TaP Jedi because of the magic we do’  ‘Often a session will take someone from tears to laughter ‘     VALUABLE RESOURCES  The Property Regeneration  Show podcast  Improve My Mindset  Cherry Investments   Nick Warburton LinkedIn           ABOUT THE HOST  Rachel enjoys orienteering with her husband, swimming or playing the Ukulele in her spare time. she has over 11 years’ experience in the construction industry delivering projects up to £300 million within budget, time and quality; therefore, the agreed return on  capital employed     CONTACT METHOD  You can contact Rachel Gros on  contact@propertyregeneration.co.uk   07495 451127 See omnystudio.com/listener for privacy information.

Property and Mindset Getting the Balance Right - Interview with Nick Warburton Property Professional & Certified Psy-TaP Therapist – Part 1
In this episode, Rachel is with Nick Warburton, Property professional and specialist therapist in anxiety and stress looking at mindset and therapy in the property arena.  Nick spent 20 years lecturing in automotive engineering and worked with both young and mature students.  Towards the end of this time, he became ill from stress and decided it was time to explore new avenues. Nick retrained in the property sector with a view to being able to create solutions for people. His company carries out the refurbishment of properties offering assisted sales to the client. This enables a ‘hands-free’ method for the house owner to benefit from the increase in the value of the property while someone else takes away all the stress of the management and sale.      KEY TAKEAWAYS  People with stress and anxiety  have an inner voice, telling them they can’t.  When you are facing this inner fight it’s very difficult to engage people to get on and do anything.  I realised I needed to find a way to eradicate this inner voice and I trained in Psy-TaP - it’s a rapid and very effective system for treating people with psychological issues.  Psy-TaP is so powerful, so quick, so effective that I’m able to take that negative voice away for people.  It enables inner confidence and I am able to get rid of those negative inner voices people have effectively and with speed.  I’m able to help people involved in the property industry if they lack confidence or have a fear of doing something.  Everyone reacts differently and the most important thing is that people realise that they are not alone.  If you are calm inside everything else outside is better.  It’s a ripple event if people see how calm you are they also feel calmer.    BEST MOMENTS  ‘Lots of people look after their bodies but very few look after their brain’  ‘It’s about teaching people to understand what is happening to them’  ‘As a therapist, I can help somebody anywhere in the world and Psy-TaP is very successful’     VALUABLE RESOURCES  The Property Regeneration Show podcast   Improve My Mindset   Cherry Investments   Nick Warburton LinkedIn    ABOUT THE HOST  Rachel enjoys orienteering with her husband, swimming or playing the Ukulele in her spare time. she has over 11 years’ experience in the construction industry delivering projects up to £300 million within budget, time and quality; therefore, the agreed return on capital employed     CONTACT METHOD  You can contact Rachel Gros on contact@propertyregeneration.co.uk   07495 451127 See omnystudio.com/listener for privacy information.

Interview With Rob Smallbone, Author and Property Investor Part 1
From growing his property portfolio to hosting his own property podcast to writing his first property book, Rob Smallbone is really on its way to take over the property world! In this episode of The Property Regeneration Podcast—and also the first part of a two-part special—Rachel interviews Rob Smallbone. Rob shares to all of us his newest book. What’s inside? Why does this stand out among other property books? He also details today how he was able to arrive at this monumental part of his career right now. Tune in to discover more. KEY TAKEAWAYS Rob Smallbone’s property journey was planned afterall. Before he entered the field, he was already learning so much—reading books, listening to podcasts, attending training, etc. He did this during his free time while he was growing his business with his partner. Writing a book wasn’t in the primary plan, but everything seems to move towards it. Everything was going great and he wanted to share the stuff he has already learn to others in a more specific and more concise way. Buy-to-let might not be for everybody, so Rob wants to present ways that can cater to anyone. It’s not always butterflies and unicorns when property investing just like any business. It’s true that there’s unlimited wealth that can be possibly achieved, but building your team, dealing with finances, and others can be difficult too. BEST MOMENTS “We wanted a way on how we can replicate the traveling lifestyle.” “It was never my intention when I started in property to end up writing a book.” “There is really no wrong or right way of doing property.” VALUABLE RESOURCES Buy-to-Let: How to Get Started by Rob Smallbone | Amazon - https://www.amazon.co.uk/Buy-Let-How-Get-Started/dp/1916030599 Property Wander er ABOUT THE GUEST Rob Smallbone is the author of the #1 Amazon Bestseller Buy To Let: How To Get Started, co-host of The Property Nomads Podcast and a property investor and mentor. Property Crowdsourcing: Interview with David Johnstone (Part 2)
“Property crowdfunding offers a transparent mechanism for developers to raise money and for investors to invest in property” – David Johnstone Welcome back! Today on The Property Regeneration Show, we continue the conversation on the wonders of property crowdsourcing with David Johnstone. If you’ve missed the first part, then make sure to check out little and yet insightful introduction to David, his career, and crowdsourcing. In this second part, we get to the nitty-gritty of the stuff. If you’re having the difficult time to choose, then let David help you. There are different ways on how you can structure the investment vehicles. Also, it’s up to the investor if they are comfortable investing based on the terms. David also shares how he helps developers and investors about it in his masterclass, which he’ll give more information about when you tune in! KEY TAKEAWAYS  There are institutions like the Financial Conduct Authority (FCA) who are to monitor the compliance and implementation of regulatory laws when it comes with crowdfunding. Developers must understand what the law entails. Types of crowdfunding in the UK: Loan-based/debt-based Equity-based – offers an opportunity to purchase in a SPV Every developer and investor must know how the crowdsourcing will work in both ways. David’s crowdsourcing masterclass offers a thorough learning experience for both parties. Why are large organisations moving away from the traditional kinds of funding? When credit crunch (decline in lending activity) happened, it was a clear sign for them to find other ways of funding. BEST MOMENTS “Developers have to be aware of compliance.” “As we talk to developers and investors, there was a lack of understanding and a lack of knowledge on crowdsourcing.” “Crowdfunding means that you can bring it to your tribe of people, present it in a compliant manner, and if you’ve got a good project, story, and credibility, you can build your investor tribe.” VALUABLE RESOURCES  The Property Regeneration Show podcast FCA: Financial Conduct Authority - https://www.fca.org.uk MasterclassCrowdfunding.com ABOUT THE GUEST David Johnstone has a wide range of business experience ranging from advertising, marketing, direct sales and 20 years in property investment. How to Get a Buy to Let Mortgage - Interview with Catherine Beaumount, London Money Group
Rachel is discussing mortgages with Catherine Beaumont, Mortgage and Protection specialist consultant at the London Money Group. They discuss the changing market for those wanting to buy to let and offer advice on how to ensure you are in the best position to get the mortgage finance you want on a property. This podcast has great advice for those looking for buy to let, listen in to find out more.   KEY TAKEAWAYS Buy to let mortgages are becoming more difficult to place and are especially dependent on how many properties you already own. Your credit file is very important  and you must actively manage your credit file. You need to check if the information is correct and all relevant detail is included. If the basic details are not correct this can cause problems when making a mortgage application. Life happens and If you have had late payments or defaults you must be aware of them. One of the worst things is non-disclosure to the lender. More people are buying through a limited company but credit checks are still carried out on the individual. If you own four or more properties you are considered to be a portfolio landlord. Some lenders will restrict the loan to value up to a certain amount of properties and they will want to make sure the rental income will service the loan. The more properties you own the harder it is to get a mortgage on the properties and the higher the rates will be. See a tax advisor before you consider investing in property You need to have an understanding of the tax implications - what you will be liable for and what relief you can claim. Carry out  detailed research to find the right area The lenders use the potential rental rate covering the loan as a significant marker in whether the loan is viable. Consider stamp duty when buying, If you already own a residential property and are buying an investment property you will have a stamp duty uplift and this must be factored into your cost Before you begin your journey in property; Do your research Speak to the right people including a good Tax advisor, Solicitor and Mortgage advisor This will ensure you begin along the path of buy to let with the right information.   BEST MOMENTS ‘Allowing properties to become available to first time buyers is a positive thing’ ‘I personally hop on once a month to make sure my information is correct’ ‘Be very aware of the area you are investing in’ ‘Every lender is different’ VALUABLE RESOURCES The Property Regeneration Show podcast The London Money Group   ABOUT THE GUEST Catherine Beaumont CeMAP Catherine Beaumont, CeMap, is certified in Mortgage Advise and Practice and works as a Mortgage and Protection Consultant within London Money. A Conversation With Jason Ruddle of Letsbuild – Part 2
Rachel examines the advantages of two ground-breaking pieces of software; an app that allows users to monitor project teams in construction, and another that allows users to keep track of the quality of building progress on site.  These fascinating tools, ‘Geniebelt’ and ‘Aproplan’, allow for enhanced communication between project teams, and have been developed by Letsbuild. Joining Rachel today is Jason Ruddle, the managing director of Letsbuild UK to discuss the applications and development process. In this second part of the conversation, Rachel examines the practical uses of the Letsbuild software, and the areas in which it is currently making a difference. KEY TAKEAWAYS Letsbuild’s systems allow for a one-stop-shop of information and communication that unifies the network of construction, eliminating the need for disparate methods of communicating, and banking all data as the project continues. One of the main advantages of the software is that it reduces the reporting time each week, as reports are built on a running basis. It also allows the supply chain to accurately and swiftly examine a project’s needs and adjust supply of materials and services accordingly. Letsbuild are currently working with a number of housing associations - one of the most rapidly growing areas of the building sector. Implementing the software in their construction channels will allow a much more efficient process. Part of Letsbuild’s customer base use their software, but also link into the ever-popular Trello Board system. Letsbuild are happy to admit that they don’t have the answers for everything, and so through their API customers can link into more familiar systems. This is a huge benefit and selling point. BEST MOMENTS ‘Time savings - companies can save at least 10% of resource time’ ‘Yes we will have many housing associations using the Letsbuild app’ ‘It’s all about knowing the details. What are their requirements?’ ‘We've managed, through hard work and determination, to become one of the top ten construction bloggers’ VALUABLE RESOURCES The Property Regeneration Show - iTunes Letsbuild.com ABOUT THE GUEST Jason Ruddle is the United Kingdom Managing Director of Letsbuild to supply construction companies with digital applications that enhance the performance of project teams to ensure projects are delivered on time, budget and quality as done in Australia, Denmark, United States of America, Poland, Germany, Spain, Portugal, Chine and other countries. Joining Rachel today is Jason Ruddle, the managing director of Letsbuild UK to discuss the applications and development process. In this first part, we look at the background behind the company itself, and the ethos that has led to the creation of this set of tools. The Vital Role of  ‘Clerk of Works’, Part 2
‘A clerk of works is an on-site quality controller who works to advise the different parties of issues as the project progresses’ The role of ‘Clerk of Works’ discussion continues with Jerry Shoolbred who provides some fascinating examples from his own experience demonstrating the importance and impact of this role for any building and development project. Find out more about the role of the clerk of works and extend your understanding of why this role is vital for any project large or small.   KEY TAKEAWAYS What’s the advantage of bringing a clerk on board early in the process, and what are the disadvantages of not bringing a clerk in until stage 5? When brought in early the clerk of works can liaise with the architect and make changes prior to the issues being raised on site which can have both material and time cost implications. There are lots of moving parts within a building project and not bringing a clerk on until the later stages can result in breaches of health and safety as different contractors may not be able to communicate directly with other contractors or ensure paperwork is accurate and comprehensive.  Based on your experience is there a certain complexity of a project, or type of industry that looks towards employing a Clerk of Works early? People can misunderstand the roles of individuals across projects often assuming the architect, contractor and building regulations will act in their interests. All individuals have important roles to play but do not have the oversight and expertise of a Clerk of Works A Clerk of Works is an on-site quality controller who works to advise the different parties of issues as the project progresses. How does a Clerk of Works put together a fee schedule for a project? For a large scheme the cost of a clerk of works visiting 4 or 5 times a week to help with snagging and hand over is negligible compared with the cost of remediation. For smaller projects, the cost is more challenging but still worthwhile as the issues arising are the same whatever the size of the development.   BEST MOMENTS ‘Building control will check fire stopping but they don’t have time to check every single piece’ ‘It’s all about compliance and checking materials’ ‘If you are thinking about employing a clerk of works make sure you get one that is qualified’   VALUABLE RESOURCES The Property Regeneration Show podcast Clerk of Works Handbook   ABOUT THE HOST Rachel enjoys orienteering with her husband, swimming or playing the Ukulele in her spare time. she has over 11 years’ experience in the construction industry delivering projects up to £300 million within budget, time and quality; therefore, the agreed return on capital employed   CONTACT METHOD You can contact Rachel Gros on contact@propertyregeneration.co.uk 07495 451127    See omnystudio.com/listener for privacy information.

The Vital Role of ‘Clerk of Works’ on a Building Project
In this episode, Rachel is in conversation with Jerry Shoolbred, Clerk of Works for Anglia Ruskin University. His role as Clerk involves overseeing all aspects of site control for projects across the university. Jerry explains the importance and value a clerk of works brings to a construction project and the reasons why it can be vital to have them involved from the early stages of any building project. Listen in and find out more   KEY TAKEAWAYS Can you explain how a clerk can help ensure things don’t move to litigation? Lots of people don’t understand the modern construction industry and building process and employing a clerk of work can help to make sure the processes are adhered to and the client gets exactly what they are expecting. Should a clerk be brought in at the early stages? When a clerk is brought in at an early stage they can get to know the client and use that knowledge effectively throughout the build. It's about reducing as many of the risks as possible. Clerks of work are senior positions in the industry and have a wealth of experience and expertise. How can digital technology improve and enhance the work of the clerk? There are several useful Apps that enhance our work. There is still a need to complete independent inspections on site due to specific work being completed in a different way to the plan. The use of social media platforms has played an important role in enabling clerks of work to connect and share their experiences and challenges. How does a clerk of works put together a fee for their services? If you are looking at a large scheme the cost of a clerk of works visiting a site 4 or 5 times a week is negligible compared with repairs and potentially putting a job back together when it has completed incorrectly. In smaller projects, the client can think the building control officer will identify issues and is on their side put, in fact, they are there for compliance alone.   BEST MOMENTS ‘The role of ‘Clerk of Works has been around for a very long time’ ‘The industry needs to have a proper quality clerk of works on every site to advise’ ‘Anybody who is out there thinking about a clerk of works, it will be the best money you’ve ever spent’   VALUABLE RESOURCES The Property Regeneration Show podcast Clerk of Works Handbook   ABOUT THE HOST Rachel enjoys orienteering with her husband, swimming or playing the Ukulele in her spare time. she has over 11 years’ experience in the construction industry delivering projects up to £300 million within budget, time and quality; therefore, the agreed return on capital employed   CONTACT METHOD You can contact Rachel Gros on contact@propertyregeneration.co.uk 07495 451127See omnystudio.com/listener for privacy information.

Technology and Sustainability in Building Cities: Interview with Alex Bardell from SFL (Part 2)
Yes, technology has long been used in the field of construction. But it would be for a higher purpose if we also use them to achieve sustainability in every city.  Today on The Property Regeneration Show, we continue our discussion with Alex Bardell, the Co-Founder of Sustainability For London (SFL), about technology and sustainability in building cities. It’s important that when cities want to evolve to digital cities, they should make sure that every single citizen will benefit from the digital services. After all, all we want is a stable environment where everyone can enjoy the resources. Discover also today how technologies can help us with energy efficiency and the Earth’s climate system when we know how to use the available data properly.  If you’ve missed the first part of this special, then go back to the previous episode before diving into today’s episode!  KEY TAKEAWAYS  If we want to build a digital city, we should make sure that we do not oversee the minorities, the underprivileged. Never exclude an individual. They should also have access to digital services even at a minimum.  The 4th utility is data. Digital cities make great use of data to improve the lives of people. Data can tell how you can save more energy, how you can limit pollution, how you can increase your appliance’s shelf life, etc.  Energy consumption will lessen in every household or every commercial property since we have control over our gadgets, appliances, or any machineries.  It Industry, Architecture, & Construction. Technology has long been used in building and constructing properties. From plotting to designing to quality control, every operation and every step involves the use of technology.  BEST MOMENTS  “If you want to be a digital city, you have to remember that not everyone has access to digital services.”   “Technology changes very quickly. The technology you put in the house would probably not the technology you put in 10 years, in 20 years.”  “I don’t see the construction industry being behind in technologies.”  “As technologists, we have to be clear that we could help construction, we could help people in terms of being sustainable.”  VALUABLE RESOURCES  IBM  GEC action plan for Sustainable Development Goals  Transport for London  Woodland Trust  ABOUT THE GUEST  Alex Bardell is the Co-Founder and Chief Architect at Sustainability For London (SFL), which was founded in 2017 and previously worked as a Consulting Architect at Deloitte MCS Limited for four years including IBM Global Services for 16 years. Technology and Sustainability in Building Cities: Interview with Alex Bardell from SFL (Part 1)
For a city to thrive, it must aim to be sustainable – sustainable for the present and the future generation. It is forever a challenge to achieve this, especially that in this day and age, technologies that are put out have different purposes. So, in this episode of The Property Regeneration Show, Rachel talks to Alex Bardell, the Co-Founder of Sustainability For London (SFL),  to talk about technology and sustainability in building cities.   Today, we learn what sustainable technologies are, why we should consider building smart cities, how computer algorithms work for our future, and where could we get free data we can use to come up with best solutions.   This is just the first part of our exclusive interview with Alex Bardell, so make sure to come back next week for more.  KEY TAKEAWAYS  What is sustainable technology? For example, using satellites and computer algorithms, it has become easier to predict where deforestation occurs. In essence, technologies, in general, can help avoid and prevent the environmental problem (e.g. pollution, carbon footprint, high-level waste, etc.)  Computer algorithms can accurately collect data points needed for a particular ecological problem so experts can quickly come up with the best solutions.  Smart cities are about empowering individuals. Digitalization lets us build a city where the needs and wants of the people are catered to.  There are many companies and institutions out there that make their data available for free online. Make use of these so you can make informed decisions when building and constructing.  BEST MOMENTS  “As we move into the digital world, as digitalization is taking place, we’re beginning to see more energy getting used by computers.”  “Digitalization is about data. It’s about providing information.”  VALUABLE RESOURCES  IBM  GEC action plan for Sustainable Development Goals  Transport for London  Woodland Trust  ABOUT THE GUEST  Alex Bardell is the Co-Founder and Chief Architect at Sustainability For London (SFL), which was founded in 2017 and previously worked as a Consulting Architect at Deloitte MCS Limited for four years including IBM Global Services for 16 years. Sustainable Infrastructure Innovation: Interview With Richard Lanyon-Hogg (Part 2)
Production of new technology has been very rapid lately. But, have you wondered where those that do not serve their purpose anymore go?  In the second part of our exclusive interview with Richard Lanyon-Hogg, we talk about how individuals and companies can adequately utilise developing technologies not just at their advantage, but also at the benefit of the society and the environment. Rachel and Richard discuss the need for creating green spaces in cities, the accessibility of technologies, and the importance of the disassembly process in the IT industry. There’s a lot to learn, so we can make responsible choices as we progress.  For any business owners out there who are looking into ways on how to become more sustainable on a day-to-day basis, so make sure to tune in this episode of The Property Regeneration Show!  KEY TAKEAWAYS  There are now affordable technologies that can be introduced in your business. And even the knowledge about these systems are easily accessible nowadays.  As we move forward to being smart cities, there will be a need for creating green spaces. These will benefit the environment and the community.  Richard has been a member of the British Computer Society, the professional body for IT by Royal Charter. He, together with other specialists, are looking at how can sustainability be achieved when using information technology on a day-to-day basis.  One of the problems that Richard sees in developing technologies is there is lack of a proper way for disassembly. There should be an adequate tech waste management, so it can really support sustainability.  BEST MOMENTS  “The challenge with being sustainable of course is… Yes, you can introduce technology to the management and the maintenance of an environment, but there is a cost associative with the design, development, manufacturing, and the deployment of that technology.”  “Personally, one of my concerns in the IT industry is that we do not design for disassembly.”  “We need to create green lung areas for people to enjoy.”  VALUABLE RESOURCES  LettUs Grow  British Computer Society  ABOUT THE GUEST  Richard Lanyon-Hogg has been the Director of Informatics - AMRC Integrated Manufacturing Group at Advanced Manufacturing Research Group - F2050 since 2017 and was previously the director of Information Architecture Factory 2050 for two years. Sustainable Infrastructure Innovation: Interview With Richard Lanyon-Hogg (Part 1)
There are better ways on how we can supply and conserve energy for residential and commercial properties. Aside from cross-cutting benefits, we can also benefit from not depleting our resources.  In today’s episode of The Property Regeneration Show, Rachel talks to Richard Lanyon-Hogg from Advanced Manufacturing Research Centre Factory 2050 about sustainable strategies on sourcing energies. Discover how Richard was able to build and develop an off-grid eco-shed. He also discusses how the Internet of Trees program help the foresters come up with the best solutions for our environment.   KEY TAKEAWAYS  Richard started a commercial woodland in 2005. He was managing 20,000+ saplings and aimed to be off-grid. This requires a lot of energy, so as much as possible, Richard wants to be sustainable when running it.   They use wind turbines and PV panels. They were able to provide energy for the lighting, sterilizing of water, and operating the pieces of machinery.  The Internet of Trees Program uses technology to monitor the health of trees and the woodlands in London. It provides substantial information for foresters and other concerned sectors so they know what actions should be taken next.  BEST MOMENTS  “We’re trying to provide foresters using the Internet of things (IoT) a more affordable way to monitor the health of the woodlands.”  “I think a bit more of Augmented Intelligence rather than Artificial Intelligence because, for me, Artificial Intelligence involves consciousness, and we’re not talking about conscious systems. What we’re talking about is being able to take a photograph of something. You can then teach the algorithm that it is a good or bad image.”  VALUABLE RESOURCES  Royal Forestry Society  Small Woods Association  ABOUT THE GUEST  Richard Lanyon-Hogg has been the Director of Informatics - AMRC Integrated Manufacturing Group at Advanced Manufacturing Research Group - F2050 since 2017 and was previously the director of Information Architecture Factory 2050 for two years. The Future of Construction Industry – Interview with Niall Healy From Heal Cornelius Design Consultancy (Part 2)
Welcome back to The Property Regeneration Show!  In this episode, we continue the second part of our special interview with Niall Healy to talk about the benefits of innovative technologies in the construction industry. Rachel, our host, gets to ask Niall about the sudden boom of smart homes. There are early adopters who have embraced having control systems at home because the level of control it offers and they’re easy to use. Today, we also discuss the importance of aesthetics when considering smart technologies to be specified by the firms and clients when building their properties.   So, are you ready to adopt smart technology in your own home? Find out the pros and cons when you tune in now.  KEY TAKEAWAYS  Smart Technology in Construction. People are now considering having one control system for all the appliances, gadgets, tools, etc. inside their homes.  Although many appliances available right now though are still not open for the possiblity of Internet connectivity. There is also some resistant to adoption because of security issues.  3 Things for designers to Consider When incorporating an Upgrade to a Smart Home: -Talk to clients how do they want their homes to work. -Understand what control system they need and how they engage with technology, in general. -Coordinate with the specialists who are going to install the smart technologies 2 reasons designers should resist getting involved with choosing the specs of the devices being installed: -Clients will have their own preference. -Technology moves forward so quickly, the selection of devices should be as late as possible and with the guidance of specialists.  BEST MOMENTS  ““less than 100 years ago, technology was still relatively simple. We didn’t need a lot of information to design and construct, but now are technical abilities are much more complex.” “It is becoming more commonplace for people to look for control systems in their home.” "Today, many homes have up to 25 wireless device, it is predicted that homes will have more than 200 wireless devices in the next 5 years."
