Introduction to the Mail Box Money Show
This is our first broadcast and our show intro. The mail box money show is a podcast dedicated to real estate investors interested in commercial real estate BUT without dealing with landlord responsibility or management as you would typically would with flipping houses or small rental properties. This show is focused on Triple Net lease Investments. What do I mean by triple net for those who are not familiar? NNN leased properties are when you have a lease agreement with a tenant in which the tenant are solely responsible for ALL of the expenses associated with the property in addition to paying rent directly to you, the owner. Expenses paid for by the tenant include Property Taxes, Insurance, Property Maintenance and Repairs. In short the name of this investment is called Mail box money. This type of real estate is extremely popular because you get all the benefits of traditional real estate but just without any of the day to day hassles. Most investors own triple net leased properties are out of state and many of the tenants who occupy these properties are brands you see and shop at everyday, and probable had no idea For years, getting my gas at 7-eleven, my prescription drugs at CVS & Walgreens and even my favorite fast food restaurant Chipotle are tenants you could be the landlord of. Most of these net lease tenants operate under a long term lease agreement usually 10 up to 25 years and many with subsequent rental increases throughout the lease term. This type of real estate is very attractive to those investors seeking long term, safe and stable cash. For example, 7-Eleven, typically operates under a new 15 year lease with 10% to 15% rental increases every 5 years. Majority of them are on hard corner, highly trafficked locations and has one of the highest credit ratings in the industry of AA- by Standard and Poors (S&P). Triple net lease properties are perfect for you if you want to diversify from the stock market, invest with your IRA and 401k and build your retirement income, those wanting to own hard tangible assets with financially stable corporate and institutional grade tenants, for those who are tired of rental properties where your tenants are calling you in the middle of night or having to constantly chase down tenants for a tiny rent check. If you answered yes to any of these questions or if any of these points resonated with you then this show is for you. I started this show because of the constant questions and barrage of inquiries from investors wanting to know more and to buy NNN Properties. RIGHT now its very exciting to get involved in real estate and the net lease market is blowing up right now. Just a little bit about myself, I’m the president of Clarke Net Lease, a commercial real estate brokerage focusing solely on single tenant net lease investment properties as well as a fellow investor (Mail Box Money Group) I have been in this field for over 10 years and love everything about. I am from a small town in Connecticut and live here with my wife and 2 kids, we love to travel and we typically go to Europe every year where my wife is from, Slovenia. What to expect from this show? We will of course go through the in’s and outs of investing in this type of real estate, due diligence, properly navigating, avoiding trip-ups from your 1031 exchanges tracking the trends from the market to the economy, examining when is it the best time buy and the best time to sell, investing into partnerships and joint ventures and a lot more. When we are not talking about just investing we will also chat about living the mail box money lifestyle..which is what i like to call it..your now an owner of triple net lease properties…now what?, theirs no landlord responsibilities..so you have some time on your hands…so we’ll also talk about health and wellness…vacationing, eating good, and eating healthy…adventurous with friends, family, grand kids, love ones..for me……I love travelling…we just came back from a month long vacation from my wife’s home town in Lukovica Slovenia and we loved it..and none of the would be possible without net lease properties.. This show is weekly and available on all podcast listening platforms..typically will run between 15-25 minutes depending on the topic..we will occasionally have some expert guests on…on topics of financing, self directed IRAs, health, and others..so this is going to be a very informative and fun show.
