We are living in a time where we can only afford buying home by taking loans. I am talking about the middle class families of course. The born rich people never have to deal with this. Now banks offer you the loan and charge interest and the interest varies from person to person as per the CIBIL and the earning they have. Banks have slab of interest, like for men upto X amount the interest will be lets say 6 to 7, so on and so forth. Now if you fall in this category, your interest will be somewhere between 8-9. But you see there is difference of 1% in the slab. And the home loans are not a small amount thing of course. So even 0.1 difference will also make huge impact. Let us say when I took loan bank charged 8.9 % interest from me. I kept paying with this interest for almost 8 months. Then Bank reduced its rate of interest slab. Now if the reduction in the interest rate is due to RPLR bank will automatically give effect quarterly. But the reduction is not due to RPLR then you have to check with bank and make it reduces. So lets say I inquire with bank. They said yes you are eligible for 8.2% now. The difference is still huge 8.9-8.2= 0.7 basis points. Now when you apply for reduction bank charges fees of 5900 as mentioned on the website. This may vary. So I went to the branch and they charged somewhere 2.9 k only. And they give option if you want to reduce the Year or amount of EMI. I choose years reduction and if you look at the difference you will realize what you are missing. 1. The tenure is 25 years- I paid till day 18 months and if I look at the pending years its 19 years 2. If you look at the balance of actual paid it should be 25-1.5 (18 months) =23.5 3. But actually I only have 19 years pending so the balance reduction in year Is due to the interest rate which is +23.5-19=4.5 year. so you can say I paid loan for 6 years in 1.5 year. 2.Another thing you can do to complete the loan early is, increase the EMI every year by 2000 at least. And see the Impact. You will end up completing 19 years in appx 16-17 3.Subsidy will also help to reduce the Emi. 4.You can at least increase 2%-5% of EMI every year. 5.Random prepayment will also be helpful. So there are many ways. Ultimately we keep paying the interest portion to banks and our main principal is intact. SO early payment or increasing EMI will help you Save the interest portion. Every person out there, who is may be artist, creator or in any sort of field which requires creativity or ability to think, all of them faces the barrier some or other day. So there is term used for this situation. Which is called “Creative Block” or you can say “Content Block”. Who faces this Creative blocks ?....Those in creative professions—writers, musicians, performers, artists—are often more likely to be affected by creative blocks, and this can last for days, weeks, months, or even years. A number of Creative people have experienced this blocks in their career. If I have to name any of them I would say F. Scott Fitzgerald and cartoonist Charles Schultz are among them. There are many reasons of why creative blocks develops. But ketlak common chhe e kahi dau.. 1.The mental block. Mental block ma apde apda potani j creative thinking ma trap thai gaya hoy evu lage. Koi ek j vichar jene vagole rakhiye or eva assumption kari ane problems ni eni aju baju j solutions sodhvano prayatna kariye. Have e ek vichar ne vagole rakhiye to bija options or creative stuffs je apdi aju baju chhe ene apde joi nathi sakta and this creates block So some tricks you can try to over come this is, Go out and meet new people (because you never know when someone gives valuable ideas while chit chatiing). But make sure ke aa ev loko hoy je tamaara koi ek point of view or idea ne counter kari shake, e tamara ek vichar ne bija 10 rite tamne batavi shake.. this will open the bridge of your creativity. Alternatively you can real some good stuff. And music as usual is the best therapy . so listen to your fav track. 2.Emotional Block Some creativity requires emotions to flow. Like if I am a poet, i can’t just dump words. I have to fill it with emotions to make my poem live. Now aa emotions je lakhva mate jaruri chhe, ema thi ek evo emotion flow avi gayo, that you are afraid of, or jene tame face karva ready nathi. The emotion Which is painful. Now you will get stuck at that. You will be trapped in that emotion only. 3.Tested Work Patern So if I am not having tasted work pattern, it will block the creativity. Saral example apu. I have habit of checking my phone every next second. Have jyare hu lakhva besu chhu poems, tyare ek line pan lakhi nathi me puri , haju vichar chale chhe magaj ma, and suddenly I pick my phone to check the notifications. Well those are the people born between 1981 to 1996 and have seen the digital era , technology and social media getting started and boomed .. I have seen these millennial people have constant hunger of being something. They want to do everything. Never satisfied with one thing. They are super experimental and super adventurous. I don's know if anyone has ever noticed but these people keep trying their hands on things they actually dream about. They just not day dream about it but they work to achieve and execute that. Now because they are millennial they have the privilege of born in the era where technology and social media was created and started taking place. we can say these people are the creator. So they have the platforms readily available with that to achieve what they dream about. the Social medial and the digital technology is the best platform they can try their luck and hands on. Millennial are the Generation Y people and those born after millennia age are Generation Z. Generation Z people are having double privileges . No one have to teach them how to operate Mobiles or technology or social media. Even a kid of 1 year knows how to find Rhymes on Youtube. Now that you know a little about the millennia people and how they dream about thing and chase it constantly, let me take you to the second part of the episode. I have observed that everyone wants to be an " Influencer". All they want is large number of people following them on social media and listen to them , hit like to their content and so on so forth. But is it necessary for everyone to be influencer ? Not at all. IF you really feel you have that charm of being an influence, GO FOR IT. But if you are influencer you have that responsibility to show the read side of your world. You have to be the real you. Having said that, there are already "N" numbers of people having thousands, lacs and Millions of followers. How can you survive between them? You have to be the best of bestest influencer out there. And that is only possible by being you . No one is you and no one can be and deliver what you can. SO just show the real side of you . You cant gain numbers by showing what you are not. When people follows you, they find the idol and make a benchmark in life to be like you. SO you have that responsibility to not misguide people but to show what you really are. SO go for it. And don't run after the bullshit everyone else is doing. Just be you.
