Episode 13: Investor Demand Is Through the Roof!
In this fast-paced episode, Kevin Ortner and Noel Christopher take a look at the state of the rental market, while also highlighting opportunities that are available for property investors in the SFR build-to-rent space. As most investors know, there are a number of different dynamics going on in the housing market right now. Supply is low, demand is high, and mortgage rates are low. Investors are buying these investments up, and there’s not much inventory. Noel Christopher, Senior Vice President of Portfolio Services, says that SFR investments remain a solid investment. In this space, rent collection and occupancy rates have always trended higher than multifamily, but even throughout these current times of economic instability, the trend has continued. SFR as an investment has remained strong. The entry-level home buyer and the entry-level renter are essentially the same person, says Noel –they may not be able to buy right now, due to the economic impact of the Covid response. But they will still need housing, and demand for SFR rentals is still high.

Investors are gravitating towards the newer construction homes because of the mitigated risk with maintenance and condition of the home. The median price of a new home is down, but a decline in home prices isn’t necessarily a bad thing. Noel says this is just builders supplying more affordable homes. He also talks about investors who are looking at markets where they see an opportunity for and a demand for housing. If there is a decline/recession, single-family rents don’t go down the same ratio as the values. Overall, Noel is pointing out that the housing market is healthy, regardless of affordability issues.
