Community’s Child Tara Nierenhausen Feeding the Homeless and our neighbors
Dear Fellow Investor, Join me as I chat with Tara Nierenhausen the Founder and  Executive Director of Community’s Child.               A home and program to help homeless women with infants in the South Bay Area of Los Angeles. Founded in 2005 they celebrated 15 years of service in 2020. Probably the year that they saw most need for their services and saw their business explode. Not only are they housing these mothers and their children, they also: Run the Hope Community Center for Disadvantaged Families, the Healthy Bags Children’s and families nutritional services And the parenting education and pre-vocational services. As one resident told me back in 2018 the program to get these families on their feet, graduate from HS and some into college or certification and get a place of their own within 24 months and adhering to the rules is “no joke”.  Some stats that astounded me 12,025 volunteers putting in 58,086 hours serving 203,777 south bay families and 370,222 children in need. With admin costs at around 7% of income they get a lot of bang from their buck which means their donors bucks go a long way. Community’s Child during the height of the Pandemic, serve 11,167 South Bay Households with 37,095 Individuals. Additionally, they became the produce hub for 20 other South Bay food Pantries, sharing 14, 000 to 18,000 pounds of produce every week.  Together, with those groups, they served an additional 10,000 food insecure residents. How do they get this done with just 5 paid staff? Indiana Housing Providers sue State over lost income eviction moratorium Laura Guy
Join me as I chat with Laura Guy, investor, wholesaler and board member of the Indiana Property Rights Alliance and Central Indiana REIA as she explained how to get your money back through a class action lawsuit.  See the announcement below.  Dear Indiana Housing Provider,  This past year has been a huge challenge for Housing Providers. On top of not being able to legally enforce our contracts and collect rent, we have been required, under threat of high fines and jail time, to continue providing regular maintenance and services despite possibly not receiving payment.  At Indiana Property Rights Alliance, we are not ok with this government overreach into our businesses. We believe that Housing Providers are beneficial to communities, and that the right to own and operate property is a right secured to us in both the Federal and Indiana Constitutions.  As such, we are filing a lawsuit against the State of Indiana for this unconstitutional breach of our rights. We will be pursuing damages for Housing Providers that have suffered losses related to the moratorium. Our suit stipulates that no government executive or agency has the right to enact a moratorium in the State of Indiana.  If you have sustained losses – which would include rental income, damages, maintenance/utilities paid – while being legally unable to collect rent due to this Moratorium, please contact us. Condo Insurance HO-6, Master Policy - The Good Bad & Ugly
Dear Real Estate Investor, As you probably know, there is insurance for the inside of your condo to cover your personal property and the betterments and improvements (like your kitchen cabinets) called H06.  AND there is also the insurance that the Homeowners Association covers called the master insurance policy which covers the "outside" of the condo. but what does it cover exactly?  If your tenant trips and falls, breaks his leg, will the master insurance cover that? What if your tenant had a guest over and they broke their leg on a tripping hazard?  Debbie & Shawn Zenker have been in the insurance business for 30 years and have seen it all.  Debbie & Shawn Zenker will explain what the Master insurance (HOA) insurance covers and what your own insurance covers and what they won't.  If the master insurance covers the inside of units should you still get your own H06 insurance?   The biggest problem is when there is a claim and the 2 types of insurance will cover different things and you are stuck in the middle following up. Who coordinates that?  Let's say your neighbor upstairs has a water leak that comes through the walls and causes damage to your unit.  Who pays for the fixing and who is authorized and how fast will they pay?  What if the insurance for the H0-6 and your insurance both say "that's not our responsibility"? Or who will cover this? Both say "not us" - what can a homeowner do? What if they won't pay the the higher grade improvements? How much will they really cover and who decides the amount? What if your tenant's dog  bites a neighbor does the H06 cover that or do you need extra insurance? I have seen people not able to fix damage for months because of disputes between the insurances and not knowing what they were actually covered for so...  This is a must listen to webinar for ALL investors!

Dear Investor, What a ride this year has been!  Especially for investors or people thinking in investing in the apartment building space. Back in April, I wondered if i would be paying all the mortgages out of savings while my tenants had a rent free year.  Luckily it didn't turn out that badly but in some areas across the country and for some investors, it did.Join me as I speak with Pat Swanson, Vice President at Colliers multi-family broker in Southern CA as he updates us on the effects of Covid19 economic shutdown, and the regulations that put a moratorium on evictions, on residential commercial properties (apartment buildings). Inquiring minds want to know:Were sales slower during pandemic shutdown and have they recovered? Have property values come down because of Covid?  What is the data showing on the overall collections for A B and C class properties. in LA and OC?Are there pockets or areas that did better?Is this a buying opportunity time or still a seller's market?Are banks lending with the smaller down payments like before the pandemic? or requiring bigger down payments? Are the banks counting the lower collections in valuing the property or treating this rocky time as a temporary thing?
