Aim to understand what others are going through. 48: Should a salesperson own a database?
Should a salesperson keep their database - How do you build a team in real estate?    In this week’s podcast, and I began talking about building a team in however, during the podcast, Bjorn and I got into a fiery discussion about who should own a real estate database.   Let us know what you think!    Who should own a database? The Salesperson or the Principal? We will be debating this fully in another episode.  I would love to hear your thoughts.  As a former principal of a bricks and mortar office, I strongly believe the principal owns the database unless a prior arragement has been made.   Of course, if the salesperson is commission only, then I would be happy for them to keep their own database.  If they are on a salary or they are paid by the office, I believe the data should stay with the office.   For those salespeople that work at an office and when they leave their employment they take a copy the entire office database without permission, that could be seen as stealing.   The principal has invested copious amounts of money to advertise, market, and to promote the office to collect names and details of potential clients.  There are a few well-known cases to do with restriction of trade and theft of databases in real estate. Here are some learnings from agents that ended up in hot water -  Now, let’s talk about building a team.  Bjorn has a localised team in Adelaide, South Australia. They are now thirteen agents strong and growing. Proof Of Concept With team eXp South Australia, we definitely have proof of concept.  What Bjorn and his team have done and are doing, you can do too! It just takes work, passion and belief. Now we are going to break down exactly what they did.     Bjorn started eXp in South Australia with and They started with a small team building recognition and building their own personal brands.   They built their brand, their name and promoted the amazing benefits of the eXp model.   Other agents in the area were watching what they did.   Other agents could see that they were successful.    Start where you live   I believe if you are an agent that’s listing and selling, you should start to build your team where you live.  You are more likely to know agents and they will know you or know of you.   I encouraged Bjorn to focus locally because they already had power as a team.  The power of local.   Many years ago I met - Founder of - I asked him how he started his business.  He got the model right where he lived in Canada and then he expanded globally. That made sense to me.   Six Steps To Building Your Team Step One   Understand The Model Know the eXp model so well that you can explain it to others – If you believe in it, be passionate.  Know the numbers.   Step Two  Align with an agent that you respect. Step Three  The team - Decide who you would love to work with.  If you don’t know any agents, start to friend agents you respect and like -  Aim to build relationships. Work on your sales business. Build your sign presence. Build your market share. Work hard to promote yourself in your area. Collaborate with your team.  Work hard to promote the benefits of our amazing model online. Step Four   Show that you are confident in the brand and that you are united. Show that you are all committed and have belief in the model. Step Five  Culture. Demonstrate your culture - show how you help each other.  Other agents will see where they are missing out.  Step Six – Create alliances with suppliers.  Gain leverage in your numbers of agents. Help your team have the business foundations when they start. Let people know that you have suppliers, templates and systems. How do we use technology?   Online Offer systems -  You can use a QR code to direct people to the offer platforms     Online offers - - A platform for private treaty sales - when buyers lodge an offer. The agent is notified when they receive offers and you can elect to have them in order of ranking.    Online auction platforms and online private treaty platforms  - (  and )  forms that people can complete - offers are automatically sent to the agent.  Electronic Signatures Database Management  After Settlement - Trails   There are many many to choose from.  - That nurture leads from an existing database.     Keys - Electronic Lodgement of Keys - Log out keys - The software reminds you by text and email if you don't return the keys when you said you would.   Settlement -  Final inspections using Zoom, Facetime etc.  Solicitors online.  Sellers and buyers don’t have to be face to face with solicitors anymore - Some Conveyancers and Solicitors do everything online, they don't see the customer in person.   allows for the settlement of the matter to take place without the need to physically be there. 43: How to Use Technology to Market and Sell Real Estate

Standard Floor plans. Interactive floor plans. 3D video tours.  site plans. Virtual reality videos - Headsets and a realistic walkthrough.  Editing Software where we can edit kitchen colours, splashbacks, floors etc - The Photo and software is housed on your website. Analytics   Technology allows us to have data. Data is everything.  We can easily MEASURE, DEMONSTRATE ACTIONS and  DEMONSTRATE RESULTS  And it gives us DATA.  We can also show incredible VALUE.   Data  We can show views on a property -  Our website and the portals. We also have the data from our social media efforts.  All of this allows us to do Reporting covering the number of hits, the inquiries and so much more. Analytics is a powerful tool to show the vendors what is really going on.  Split Testing We can do split testing on social media assessing what ad works best with our marketing.  Video marketing - Profile building. Video apps - Template videos and professional property videos.  We can promote video content via all social platforms. Youtube, Tiktok, FB, IG. House your videos on youTube, Vimeo etc.  We have access to overseas editing - Easy, fast and affordable.  You can have Newsletters with videos and video emails direct.  Also remember to check out Websites and Portals.  We can promote properties on the market via Websites Ours and third party sites. We have technology that easily pushes the property to all the portals.  From the portals and websites - We have automated data capture from online inquiries that then populate directly into your CRM and logged to your name. Social Media Promotion -  Facebook lives.  Updates and advertisements on your page.  FB messenger.  Connections - People like, know and trust you.
