I'm happy to announce another successful closing! While all closings tend to be difficult in one way or another, this deal, in particular, was extremely competitive.   With multiple offers on the table, we had to resort to tried and tested negotiating tactics to get the winning offer. As mentioned in previous episodes, the Los Angeles real estate market is more competitive than ever with inventory so low and the amount of homebuyers high. Millennials are officially the nation’s largest generation. #Millennials have officially surpassed Baby Boomers as the nation’s largest living adult generation according to estimations from the U.S. Census Bureau. With these types of numbers, they have officially taken over the real estate market. Millennials not only have strength in numbers, but they also have strength in spending power. Millennials are currently aged roughly between 25 and 40 meaning they are in their prime homebuying years. They are also the most educated generation ever and creating lots of wealth. In terms of purchasing, millennials are currently making up 38% of the first-time homebuyer market. From every angle you look, millennials are taking over the real estate market. It is always a good day when a deal gets finalized. We just completed another closing amidst the coronavirus pandemic in Los Angeles. This time, the transaction took place in the booming Jefferson Park area near University of Southern California (USC). The home is actually located in a HPOZ which is a Historic Preservation Overlay Zone. HPOZs are designed to keep the area's historical culture. After some back and forth, we managed to get a price reduction of $870,000 plus a credit in a highly competitive market which is quite the feat. The Los Angeles real estate market is experiencing massive growth and beginning to hit pre-covid numbers. On the Westside alone, we just had our largest number of new listings hit the market for single family homes with a total of 43 new listings and 39 new condo listings. The number of properties currently in escrow has also increased more than it has in the past three months totaling 21 properties. It is safe to say, the #LosAngeles real estate market is alive and well despite the pandemic. #California as a whole is also experiencing unprecedented growth in showing activity going up 56% in comparison to July of 2019.
