Zillow Zestimate's Accuracy Is Wrong
Zillow Zestimate is inaccurate and not a good place to go for your property value when the CEO's home was off by 40%. Plus Zillow's CEO has publically stated that they are works on getting Zestimate more accurate. In my opinion, Zillow is nothing more than an advertising company that is also a data mining company. They're in business to sell space to advertisers and get data from consumers. Zillow has a great user interface, but when it comes to accuracy, they are one of the most (if not the most) inaccurate real estate websites in the world. 5 Proven Marketing Strategies - Home Selling
Promotion or "the marketing" of a house for sale is extremely important when selling a house. I will touch on some of the more important things that need to be done by you and your Tampa real estate agent in the process of selling a home. The first thing you need to understand when it comes to marketing- less is more. It’s not about how many photos are taken of the house, but it is about the quality of those photos taken. Pictures are critically important. All too often, many realtors take awful quality photographs that are out of focus or grainy. You also want to also have a detailed description of the home. You need a good description that will draw buyers to come inside to see your house. Use several descriptive words and content material for the description. Lastly and surprisingly, a home movie tour majorly helps with marketing the home. Less than 2% of Tampa realtors make home movie tours. YouTube is a tremendous tool for home movie tours and everyone uses it daily. It’s as if there is 24-hour access to the home, 7 days a week! It’s not only what you do, but it’s how you do it. Social media, classifieds, websites, etc.… there are several marketing outlets that your realtor can integrate into their marketing plan for real estate. What is real estate marketing ideas the Realtor using that sets them apart from all other Realtors in Tampa? It's not just what you do, but HOW you do it. Don't Make These Mistakes When Negotiating With Home Buyers!
Today I'm talking about how to properly negotiate a real estate deal so I make more money for my home sellers. Remember what I’ve stated in a previous home selling tips podcast episode? There are only 2 reasons to ever hire a Tampa Realtor for the home selling process. #1 is based on their marketing plan of action and #2 is their contract negotiation skills when selling a house. When a Realtor gets a real estate purchase contract there is some leg work to do before accepting it. If I receive a purchase contract offer on one of my listings, I’ll call the other Realtor to find out information about their home buyers and what their buyer's situation is. The Realtor must feel it out and gauge it from there when learning this info about the home buyers. If the buyers are using a mortgage lender- I’ll call that lender to ensure that the buyers are qualified for a loan and where there are at with the loan approval process. Your listing agent must follow up with their due diligence. Your Realtor should verify that the home buyer meets the criteria needed. Make sure the Tampa real estate agent you choose is knowledgeable about the surrounding areas & the current real estate market, and that they’re looking out for your best interests. See what the buyer is willing to accept before offering adjustments to the home because that could save you some money in the long run. Will your Realtor be willing to do what it takes to make sure that your deal goes through? Because it’s not just about the initial contract negotiation. It’s really about negotiating the whole way through the steps to selling a house successfully. Lazy Homeowners Way To Pricing Their House
We’re talking about getting the average price of a home with regular standard homes in track developments as a basis for comparison. The Realtor should run comparable homes from the last 6 months in the same neighborhood- they must use homes that are similar to each other and in similar condition. Then have your agent go back a little further- a few years in fact- to see what the pricing trends are in your neighborhood. Be sure to use similar quality homes as real estate comps, because the resulting data will be incorrect if not. You shouldn’t rely only on the price per square feet from your agent. All homes have a price range. For my sellers, I’ll show them the current competition of active, pending, and sold listings. Then we can determine your home’s value range from there. Try not to stray too far from the resulting home values range. Also, if your home is priced at a poor price range, for example, $252K- you’re limiting the traffic of home buyers coming in to see your home. Those home buyers may have a purchase maximum of $250K or $260K. Be aware of pricing increments- because there may be a pricing threshold that won’t attract home buyer traffic to your property. Keep these home selling tips in mind when you meet with your Tampa listing agent and when pricing your home – you’ll be sure to sell your house fast. How to Choose a Realtor That Will Make You More Money
Today I', talking about how to choose a Tampa Realtor and how to sell a house in Tampa, Florida for maximum profit . Price-wise there is no difference between picking a Realtor who is great, average, or just plain bad. However, it could cost you if you decide to go with or interview average/mediocre Tampa Realtors. Go to that Realtor’s website, make sure that you like it and would be happy to have your home advertised on that site. Also make sure their website looks clean and professional. Confirm that it is the Realtors personal site, not one that has been auto populated by their office or local Realtor association. If their website looks like the agent invested time/money into it and their effort shows, then that’s a good sign. Ask the real estate agents for some examples of their current listings so you can get an idea of what their marketing is like. Make sure the listing photos, property description, and home movie tour are high in quality, captivating, and more than just a sampling of MLS photos. Ask the agent how they differ from other rRaltors in Tampa- what sets them apart from the norm? Ask them about contract negotiation… get an idea of how they will represent your best interests and negotiate aggressively for you.
