Lynette - 20K Per Month in Her 1st Year
You don't need RESOURCES to be successful in this business. You need to BE RESOURCEFUL. That's a quote from our founder Andy in this info-packed interview with Lynette. A Record Setting Year with Orlando
A little over a year ago we interviewed Orlando after he opened his first home. How Yazz Grew a Million Dollar ALF Empire
If you've been following us for a while or are a Gold Course member, than you should know the basics of our simple business model. In short, we are simply landlords on paper but through our marketing we provide affordable, cooperative housing to a number of different demographics. Veterans, Transitional Housing, Sober Living, Senior Housing, MHMR are just a few of the most common examples. Although many of our tenants do need services that require licensing and/or professional certifications, rather than provide those services ourselves, the tenants simply receive the services they need via outsourced medical professionals. This allows us to provide housing to ANY demographic that is need while avoiding all of the red tape, licensing, paperwork, and staffing required to provide medical services. If you've spent any amount of time online researching how to start a Group Home, chances are that the instructions you've found are how to start a LICENSED facility. As you know, this process can seem very confusing. There are a number of advantages and disadvantages to each business model. Our founder has chosen the unlicensed route because it was much simpler to start and to scale. He's able to run organizations of 10-20 homes with essentially 1 other employee. HOWEVER The biggest advantage to running an ALF (Assisted Licensed Facility) is the sheer amount of dollars that they bring in. Most Real Estate investors would snicker at Andy's profit and loss statements, suspecting them to be scams. If they saw the type of numbers Yazz did they would laugh him out of the room! The ROI is simply unbelievable. On the very conservative, lower end, Yazz's properties brought in ~10k/mo. That's the LOW END. And he ran 9 of them for 10 years. Do you see why he is retired now?? Yazz's story is truly inspiring. His parents migrated here from Cuba and got into the medical field. Yazz actually started in Aviation, but after that industry took a hit with 9/11, he fell into the family business. You have probably heard us say that "there is a lot of money in confusion" and after working with Yazz, of course we're finding out that the same motto rings true in the ALF industry. There are a number of bureaucrats, Real Estate agents, construction crews, sprinkler companies, lawyers and consultants that will happily suck your time, energy and CASH while getting an ALF started. How to Lease a Property & Open Your 1st Group Home with Orlando

Even though he found us just a few weeks ago, he has already secured 2 properties to operate out of and was moving in his first tenant the day after recording our podcast. How can you get a Group Home business up and running so quick you might ask? Well to start, contrary to popular belief there really is no lengthy legal process required. You don't need to get a license, or a certification, or zoning approval, or permission from anyone to start. Once you understand your rights as a landlord, your tenants' rights, and wrap your head around the idea of "outsourcing" any services your tenants may need, you just need to START! Through his experience in the medical field, he was fortunate enough to meet a mentor/partner who had started out running "care homes". Just as we teach in THE GOLD COURSE if you're on a tight budget, they started out by leasing their first couple of properties. Fair Housing & Legal Questions with LeTonya
The #1 misconception that most people have about our business is that you need to have some kind of license in order to do this in "your area". There must be some kind of certificate or zoning approval or license in order to provide affordable housing right? Put simply, NO. There is not. What we do, and what we teach our students to do with our GOLD COURSE (CLICK HERE FOR MORE INFO) is simply focus on the housing, charge an affordable rate to your tenants, sell by the bed or the private room, and with 4-5 plus bedrooms you should 5-10x the cashflow of that property compared to a typical rental property. If you have tenants that require some kind of licensed service, just simply outsource to a company licensed to provide that service. Along with the extra cash, you will also have more control over the property and there are ways to get a guaranteed check, typically directly or indirectly from Uncle Sam. We adhere to Federal guidelines when it comes to housing, and on top of that, the majority of the demographics we serve will have additional protection under the law based on their disability. Now, does this stop HOA's, neighbors, code compliance and local zoning officials from violating these Federal guidelines? In most cases yes, but not all the time. That's where someone like LeTonya comes in!
